We recently came across a really great list of things to check for every month. The source of this list is MyHomeIdeas.com. If you haven't checked out the site, you should - it's a great source of information.

MONTHLY
• Fire Extinguisher: Check that it's fully charged; recharge or replace if needed.
• Sink/Tub Stoppers and Drain Holes: Clean out debris.
• Garbage Disposal: Flush with hot water and baking soda.
• Water Softener: Check water softener salt drum and replinish salt if necessary.
• Forced-Air Heating System: Change filters once a month if user's manual recommends fiberglass filters.

EVERY 2 MONTHS
• Wall Furnace: Clean grills.
• Range Hood: Clean grease filter.

EVERY 3 MONTHS
• Faucet: Clean aerator.
• Tub Drain Assembly: Clean out debris; inspect rubber seal and replace if needed.
• Floor and Outdoor Drain Grates: Clean out debris.

EVERY 6 MONTHS
• Smoke Detector: Test batteries and replace if needed.
• Toilet: Check for leaks and water run-on.
• Interior Caulking: Inspect caulking around tubs, showers, and sinks; replace any if it is deteriorating.
• Forced-Air Heating System: Change semi-annually if user's mannual recommends high efficiency pleated or HEPA-style filters.
• Garbage Disposal: Tighten drain connections and fasteners.
• Clothes Washer: Clean water inlet filters; check hoses and replace them if they are leaking.
• Clothes Dryer: Vacuum lint from ducts and surrounding areas.
• Wiring: Check for frayed cords and wires; repair or replace them as needed.
• Range Hood: Wash fan blades and housing.

EVERY SPRING
• Roof: Inspect roof surface, flashing, eaves, and soffits; repair if needed.
• Gutters and Downspouts: Clean them out or install no-clean version. Inspect and repair weak areas; check for proper drainage and make repairs if needed.
• Siding: Inspect and clean siding and repair if needed.
• Exterior Caulking: Inspect caulking and replace any that is deteriorating.
• Windowsills, Doorsills, Thresholds: Fill cracks, caulk edges, repaint; replace if needed.
• Window and Door Screens: Clean screening and repair or replace if needed; tighten or repair any loose or damaged frames and repaint if needed; replace broken, worn, or missing hardware; tighten and lubricate door hinges and closers.

Four Budget Fall Gardening Ideas

Gardening doesn't stop after Spring or Summer, in fact the only season you may be able to take a break is Winter in Virginia. This is why it is important to keep some basic maintenance tips in mind to keep things in order. Our friends at HouseLogic.com offer some really great tips if you don't know where to start!

Spread Mulch

“Fall mulching is better for the plants than spring mulching,” says Dan Taft, owner of The Cutting Edge in Chantilly, Va. “It helps protect roots from frost and helps retain moisture during a cold and dry winter.”

Spread 2 to 3 inches of fresh mulch around shrubs and trees. Taft warns home owners to avoid using free mulch from municipal piles, which often contain disease spores; instead, buy hardwood shredded mulch from home and garden centers, he says.

“Cheap, dump mulch mainly is made from trees that have died from disease,” Taft says. “Many diseases will linger in the mulch, like leaf spot and pine bark borers. You don’t want ground-up diseased plants around your landscaping.”

Remove the Dead and Dying

Fall isn’t the time to prune, because that encourages growth when healthy plants should remain dormant. But don’t shelve your shears and loppers yet. Fall is the time to neaten your landscaping before putting it to bed for the winter.

“If you remove dead landscaping in fall, you don’t have to look at it all winter,” Taft says.

• Remove dead annuals.
• Deadhead spent blooms, and cut back dead and desiccated ornamental grasses and perennials.
• Lightly prune dead and dying branches from shrubs and trees. Carefully remove dried blossoms from hydrangea, but don’t remove dead-looking stalks, where new buds will form in spring.
• After the first frost, cut back tea roses to about a third of their height.

Wrap Delicate Shrubs

Heavy snow, ice, and high winds can dry and split your delicate and pricey shrubs. To protect your landscaping from the winter elements:

• Hide small plants under overturned plastic pots or buckets.
• Wrap shrubs, such as boxwoods, in burlap.
• Surround vulnerable trees with shredded leaves.

Take Advantage of Fall Sales

Early fall until the ground freezes is a good time to plant trees and shrubs. Not only do cooler weather and autumn rain put less stress on young landscaping plants, nurseries often have sales to empty their shelves before winter.

“They need to sell every plant by Dec. 1,” Taft says. “Nurseries generally pay a third of the price that you’re paying. So don’t be afraid to offer less than the asking price. If you’re buying several things, the manager may give you a break.”

Get Your Mind In The Gutter!

Autumn is here, and temperatures are about to drop to weather that is a little bit nicer and cooler. As the seasons start to change here in Virginia, specifically in the Central Virginia and Richmond areas, we will see the leaves colors change. It is truly a beautiful sight to see, however with each season there are somethings that we should all look for when we are a home owner or renter. 

Check the Gutters
We've talked about it in the past, but this is reminder that all those pretty leaves that will cover the ground this autumn will also be clogging your gutters. This can cause a number of problems including but not limited to: 

-Creating puddles of water in your roof, which can lead to leakage and both internal and external damage to your home
-A concentration of dry leaves is prone to fires, this can be of catastrophic proportions
-Creating nests for animals, pests are never a good thing
-It just doesn't look good. No further explanation needed on that one. 

Structural Damage
Before you know it, it will be winter. Checking and fixing structural damage when it is raining or snowing is a pain in the butt and in some cases impossible. Take care of that stuff now, it is just proper home maintenance and it can help you prevent some other serious issues in the future. This includes: wall cracks, faulty roofs, damaged floors. 

Fireplace and HVAC
Not everyone has these but anyone who does knows how expensive it can be to repair a chimney flute or their HVAC system, so instead of having to pay an expensive repair have someone come and check these out so they can be properly maintained and so that you can have a care free winter and fall.

Summer Insulation - 4 Tips

Insulation is not just for Winter, yes we want to stay warm during cold weather but just as heat can escape our homes or apartments over the winter so can cool air during the summer. Here are 5 things you want to look for in your home to ensure that you conserve as much cool temperature as possible while keeping your energy bill down.

1. Windows - A crack in the window, faulty seals, and lack of curtains can all contribute to increased heat in your home. Checking to ensure that there isn't any leaks of air can help keep the house a few degrees cooler which in turn will help with your electricity bill. Also, repairing and updating old windows can also affect how effective your cooling system is. 

1. Doors - They can expand and contract with the season's causing if they are made from wood, causing all kinds of gaps between the door frames, this can easily be fixed with door weather strips from your local home supply store. Also having a storm door can insulate better as well as allow you to have natural air flowing through the house during cooler days, this is an upgrade that is well welcomed by homeowners. 

1. Roof - Having little insulation in the roof can also have an impact because the roof receives so much heat during bright sunny days that if it is not properly covered, it can have some of that heat transferred indoors. We think of this especially during Winter because air rising but it is also important to keep an eye on it during the summer!

1. A/C Unit - Make sure your A/C unit is working the way it is supposed to, if you don't feel like the air it is pumping out is cool then check to make sure it has all the necessary fluids, that the unit has even properly maintained and that all the vents are cleared. A/C Units also have a warranty so make sure your warranty is active to qualify for free or reduced maintenance costs.
